If you send us a list of your needs, we can do a totally custom plan for you from scratch. Or it you like one of our stock plans --- but want it customized ---- it can enlarged, reduced, mirrored, rotated, and otherwise modified to best fit you and your site. You can have a local design professional (such as an architect or engineer) adjust the plans using AutoCAD, or we can make the changes for you and email your customized plans anywhere in the world.

OfficePlans.net buildings are easy to build.
We design around basic construction methods---similar to a house---that any competent homebuilder can handle. We frequently use 12' dimensions to utilize materials from lumber to drywall to carpet in the most economical manner. Our stock plans are one-story, with no stairs, no basements, and no nonsense. (Two-story custom plans are available on request).

All floors are concrete slabs. All exterior walls are 2 x 6. All roofs are sloped (not flat) and use engineered trusses. Roofing can be Class A shingles, metal, or concrete tile --- your choice. Exterior finishes can be stucco, brick, stone, cement board, or wood siding --- your choice.

Each set of drawings are to scale, fully dimensioned, designed to comply with the International Building Code, and consists of:
- Foundation Plan
- Floor Plan
- Roof Framing Plan
- Elevations (front and back)
- Elevations (left and right)
- Cross Section
- Details
- HVAC & Electrical Plan
- Specifications (one page)
- and a Color Rendering!
In most cases, you will just need to add a Site Plan and Structural Calculations, both of which can be done by our engineer for an extra fee --- or by a local engineer of your choice. Your pick your own colors, landscaping, furniture, etc.
