Summary of Building Code

For commercial buildings, B occupancies.
Other occupancies have different requirements.
This is a brief summary. See the International Building Code & Fire Code for compete information. Consult your local design professionals.

ADA clearances at doors:
Use 36" swing doors & 42" pocket doors. Walls adjacent to doors: 12" min. on the push side. 18" min. on the pull side.

ADA ramps:
Sidewalks sloping less that 5% are not considered ramps and do not need railings.

Maximum ramp slope is 8%. For slopes of 5% to 8%, railings must extend full length of ramp. Dropoffs greater than 30 inches high require Guards.

Corridors: 1017
Maximum length of dead-ends is 20' (without sprinklers) or 50' (with sprinklers). If only one exit is required (<50 occupants), the dead-end provision doesn't apply. (1017.3).

Draft Stops: 717.4
Required to split attic into <3000 SF spaces and floor cavities into <1000 SF spaces. But don't use draft stops if building has fire sprinklers.

Exits: swing doors out if > 50 people. 1014 - 1023
One story:
Two exits req'd if >49 occupants (4900 SF for B occ.) Exit travel distance (B occ). < 200' without sprinklers or < 300' with sprinklers. Exits must be separated by 1/2 the diagonal distance (or 1/3 the diagonal if the building has sprinklers).

Two stories:
Two exits req'd if >30 occupants (3000 SF for B occ.) OR >75' from most remote point to exit at grade. (1019.2) All 2nd story tenants must have access to 2 exits without passing through other tenant's space.

Fire Dept. Turning Radii
48' min. outside turning radius & 20' min. lane width.

Fire Flow Minimums (Int'l Fire Code): 5-B

Floor Areas per Occupant: 1004.1.1
Assembly: 5-15. Classrooms: 20. Daycare: 35. Retail: 30 Business / Office areas: 100.

Guards: (half walls or railings) 1013
Req'd for drop-offs >30". Guards must be 42" AFF.

Handrails at stairs: 1009.10 & 1012
34" - 38" above nosings. Handrails maximum 5' apart. Handrails must extend minimum 12" beyond the top & 24" beyond the bottom risers.

Lighting: (Comm Check)
Max. lighting = 1.5 or 1.4 watts per square foot. Double switches or dimmers required in all offices & conference rooms. Single switches OK in lobby & hall

Live Loads: 1607.1
Snow loads in Treasure Valley: 25 PSF. Residential floor load: 40 PSF. Office floor load: 50 PSF & 2000# concentrated. Office corridors & lobbys: 100 PSF & 2000# concen. Balconies: 100 PSF Assembly areas: 60 to 125 PSF

Parking: See individual city's ordinances.
In general, provide one parking space for every 250 SF of office, or every 200 SF of medical / dental. 9'x18' parking spaces. 24' wide drive aisles.

Restrooms: 1109
All restrooms must comply with ADA: 6'-6" x 7'-2".
Two RRs req'd if > 15 people (1500 SF).
Two RRs OK for up to 50 people (5000 SF).
DF or bottled water required. Mop sink required? Scrubbable wall surface (epoxy) and 6" high base.
Showers: Use 36" square ADA unit, with built-in seat and grab bars. Put floor drain nearby. Floor drain required in multi-stall restrooms.

Setbacks vs. Fire Ratings:
Soffit & fascia <10' from PL must be 1-hour rated.

Walls < 10' to PL: Avoid this if at all possible!
Wire glass required if < 10' to PL.
No glass of any sort allowed if < 5' to PL.
Requires one-hour-rated wall and ceiling:
When trusses parallel to PL, 1-hr clg must go 10' from PL.
When trusses perpendicular to PL, 1-hr clg must go full span

1-hour ceilings require fire dampers at all HVAC penetrations and GWB box over any recessed fixtures. (Or use surface-mount or pendant fixtures).

Stairs & Steps: 1009
Avoid stairs and steps if at all possible!
See "Exits" for number of stairways required.
Risers maximum 7" high. Treads minimum 11" wide.
See "Handrails": required on both side of stairs.

Tempered Glass (TG): 2406
TG required in doors & in windows < 24" from doors.
TG required when < 18" above floor.
